A GRR is a commitment by the developer or operator to pay a fixed percentage of the price regardless of actual rents: Wyndham Garden pays 6% for 10 years, 7% for 5 years or 8% for 3 years; Le Condé 8% for 3 years; Vue Aston 8.5% for 3 years. The GRR can often be taken upfront as a discount instead (Le Condé: −18% off the price). Note that a GRR is a contract with the developer, not a Cambodia Start guarantee, so we check the developer's financial strength and the payout terms (quarterly, and from what date).
Cambodia Start is an independent platform, not a developer; the developer is named on every listing. Calculations are scenarios with the stated assumptions, not promised returns. A GRR is a contract with the developer, not a Cambodia Start guarantee. Prices are developer figures as of the date shown.
