Taxes and running costs

Full transparency: what the owner pays, and when.

Stamp duty 4%

Paid once, when the strata title is registered. Reliefs exist: part of the value (up to $70k) may be exempt, and some projects are exempt until 2028.

Property tax 0.1% a year

Calculated on the assessed value minus $25,000. Example: a $127k apartment pays about $77 a year.

Rental income tax 14%

Withheld from rental income, automatically when a management company is used.

Capital gains tax 20%

On the profit when you sell. You can choose a flat 80% expense deduction without paperwork, or deduct actual documented costs.

Running costs

Management fee about $0.8–1/m² a month (often paid by the tenant); electricity about $0.25/kWh and water about $0.60/m³, paid by the tenant; internet about $18 a month; parking $30–50 a month if needed.

At key handover

A furniture and appliance package of $3–8k (if not included), the first year's management fee, water and power connection (about $200), and a sinking fund (R&F example: $768 every 10 years).

This is general information; confirm terms with the developer and a lawyer at the time of the deal.
